Personal Property: What is Included with the Sale of Your Home?

When you list your home, there are many items you may not consider as being a part of your home that legally conveys to the buyer as part of the purchase agreement.  To avoid confusion and potential problems at the closing table or at the buyer’s final walk-through of your home, here are some items and fixtures that should remain with the home;

  • Trees, perennials, shrubs.
  • “Hardscapes” (retaining wall blocks, patio lights, pavers, water fountains)
  • Window Coverings (Blinds, Curtains, other window treatments and all related hardware)
  • Washer and Dryer
  • Refrigerator, Dishwasher & free-standing Range
  • Built-in book shelves and desks
  • Smart-Home technology such as a NEST thermostat
  • Light Fixtures (sconces, chandeliers, pendant lighting)
  • Light bulbs
  • Cabinetry Hardware


Though it may seem obvious that some of the above items are part of the house; some are not so obvious.  Believe it-or-not, there have been delayed -or- worse- canceled closings due to items a buyer thought was part of the home were removed by the seller.

As a rule: Anything that attached or built-in to the home or within property lines that is meant to be a permanent fixture or function of your home should convey to the buyer upon successful closing. (Unless specifically omitted and agreed to by both parties in a purchase agreement)

Pro-Tip:  Asses your personal property carefully before listing your home and switch out anything that you would like to take with you. If you have an antique light fixture you consider a family heirloom, or favorite curtains you want to keep- remove and replace before your first showing!
